2715 M St. NW is just a bit nearer to its new purpose of high-end living. Douglas Development is currently pitching the address to turn from mixed use to all residential. The project hopes to redesign the building to have six townhouses and two penthouse condos. The development will be designed by ADG+G Architecture. ADG+G have also worked on 232 Hamilton St. NW, Park Arlington Residential and others.
Due to 2715 M St. being inside the Georgetown Historic District, the development team will need to present the proposal before the Old Georgetown Board at a hearing scheduled this month. The next meeting for the OGB is May 7 at 9 a.m. via Zoom.
In 2023, The Georgetowner previously reported that the address had plans for 28 new apartments to be added to eight already existing residential units. At that point, 62 parking spaces were in the basement but only 11 spaces would be required for change-of-use.
Douglas Development is hoping to replace the older concept with their more upscale, lower density design. This smaller option in terms of scale reflects market preferences and necessary changes to accommodate working in Georgetown’s very tightly protected historic neighborhood.
