 When you purchase a new home, what are you supposed to do after you’ve finally stepped in as the owner?

Buying a new home is a momentous step in anyone’s life; but, once you get the keys in hand and step inside of the home . . . what are you supposed to do? Right now, you’re likely knee-deep in unpacked boxes or expecting the cable company to come within the short window of 9:00 AM to 5:00 PM. Maybe you’ve already started your guest list for your housewarming party! But, before you go throwing the party of the century, take a step back and make sure that your home is ready for you, let alone your guests. Here is the new homeowners’ declassified home survival guide.

  1. Spend now to save a lot later. Small maintenance expenses can save you big bucks in the long run. A tube of caulk costs a few dollars at the hardware store. Resealing the water fixtures in the bathroom is much more cost effective than replacing water damaged walls around the bathtub; it could cost you upwards of $10,000 to replace them!
  2. If it “works”, there’s no guarantee it will work. Appliances like dryers can function normally, but can cost you money every time they’re used. Only a proper inspection of all of your appliances will guarantee that they’re working at their optimum or intended level. If there are any issues with them, correcting them now (rather than later), could end up saving you money.
  3. Out of sight will not mean out of mind. Some things that may be out of your line of sight–like termites, mold, and radon–can cause harm. Termites are tiny insects that live inside of your foundation, mold can grow in the corners of your attic or basement, and radon is an odorless gas that causes lung cancer. Detect and eliminate these issues early before they cause harm to people and property.
